There is a lot of truth to the saying, “An ounce of prevention is worth a pound of cure.” This is especially true when it comes to caring for your home. Just as routine car maintenance keeps your vehicle from breaking down, regular home maintenance can save you from having to pay for expensive emergency problems down the road. In the long run, routine maintenance also saves you time and energy from dealing with urgent emergencies that come on without warning.

    Monthly Home Maintenance

    • Inspect, and possibly change out HVAC filters– Although the recommendation to change filters is monthly, you may not need to if you have a smaller family without animals. Here is an easy rule of thumb – if the filter is dirty, change it out, otherwise inspect it again next month.

    • Inspect your fire extinguisher(s)– While using a fire extinguisher can be simple, there is no use for that knowledge if your extinguisher isn’t working.     Quarterly Home Maintenance

    • Test smoke/carbon dioxide detectors– This is a simple process, usually only requiring the push of a button. For instructions on how to test your detectors.
    • Test garage door auto-reverse feature– In 1993, federal law required all garage doors to have this feature after multiple child deaths. Test by placing a 2×4 on the ground where the door would close. It should reverse after the door hits the wood. Make sure to also test the photo-electric sensors, if you have them, by placing something in front of them (not your body). If the door doesn’t immediately go back up for both tests, there is a problem with your garage door that needs to be fixed.
    • Check water softener– This is another simple maintenance step. If salt is needed, add it. Otherwise, wait until the next quarter (or month depending on the amount of salt in the tank) and check again.

    Biannual Home Maintenance

    • Replace batteries in smoke/carbon dioxide detectors– With something as important as this, you can’t be too careful, and batteries won’t break your bank. To be on the safe side, change them out every 6 months.
